How to Find a Reliable Factory for Project FF&E
Eight questions that separate a factory that can deliver a hotel or airport package from one that can only quote for it.
Most FF&E problems are decided before production starts, at the moment a factory is chosen. A supplier that has never delivered a branded hotel package will quote one confidently, and the gap only becomes visible when the first pre-production sample arrives. These are the questions Songdom asks before a factory joins the supply network, and they work just as well if you are assessing a supplier yourself.
Start with what the factory actually makes
Ask for the specific product list, not the category. A factory that lists hospitality lighting, commercial lighting, lighted mirrors, mirror cabinets, stone flooring, LVT, carpet, windows, doors, blinds, seating, case goods, outdoor furniture, artwork, appliances, toilets, bathtubs, concealed cisterns, faucets, shower sets, shower pans, shower wall panels, basins, vanity cabinets, bathroom hardware, countertops, massage chairs and airport waiting chairs is describing a trading company, not a production line. Real factories are narrower than that, which is why a project package needs several of them.
Ask where the output goes
Which market, and what percentage. North America, the Middle East and Western Europe each impose different certification, packaging and documentation habits. A factory with 90% domestic sales has not built those habits, whatever its equipment list looks like.
Check the certificates against your destination
UL, ETL, FCC, FDA, cUPC, WaterSense, NFRC, UKCA, WRAS, CE, SAA and ISO are not interchangeable. Ask which certificates the factory holds, for which products, and when they expire. A certificate held for one model is not a certificate for the model you are buying.
Ask how long they have been doing this
Years in the industry is a weak proxy on its own, but combined with delivered project count it tells you whether the factory has already met your problem. Same principle. Look for a described process: containment, root cause, replacement, and who pays. Vague reassurance here predicts exactly how the conversation will go when it actually happens.
Ask how quality and lead time are controlled
You are looking for named gates: incoming material inspection, in-process inspection, final inspection. If the only gate is a final visual check, defects will be discovered inside sealed cartons at your property.
Ask about capacity and lead time in the same breath
Capacity without lead time is marketing. Lead time without capacity is optimism. A factory that can state both, and explain how they interact when three projects overlap, is a factory that plans.
