What Makes Residential Procurement Different
Repeat-unit consistency
A 300-unit building is the same package built 300 times. Any variation between production runs is visible the moment two units are compared.
Model unit to full rollout
The model unit is approved months before the bulk order. The finish that was signed off has to still be available, and still identical, at volume.
Budget per unit
Residential budgets are counted per unit and per square foot. Value engineering has to happen at specification stage, not after the quote comes back.
Phased handover by floor
Buildings hand over floor by floor. Deliveries have to match the construction sequence, not arrive as one container.

Scope and specification review
We read the FF&E schedule, the drawing set and the brand standard together, and we list what is actually buildable, what needs a substitution and what is missing.

Supplier matching
Each category goes to a factory chosen for that category, not to whichever supplier is already in the room. Capacity, cost structure and project experience differ sharply between manufacturers.

Quotation and value engineering
Where a specification drives cost without serving the design, we put an alternative on the table with the compliance position attached.

Sampling and approval
Pre-production samples are checked against the drawing and the approved finish before mass materials are released.
